For many owners, renting out a home is just an afterthought. That does not apply to us. We rent out many homes in the Netherlands every week and take the entire technical and financial management off your hands.

 

What makes us unique is that we charge a fixed rate for the management and letting of your property. When you change tenants, you will no longer receive separate invoices, this is all included in our all-in rate. We manage your real estate in a professional manner so that you don’t have to worry about it.

Financial & Technical management

With financial property management, we relieve you of all administrative matters regarding the property.

This includes drawing up and collecting rent invoices, monitoring rent arrears and implementing rent increases. We take care of the entire collection process, even up to the possible involvement of a bailiff. These are all the financial property management tasks we perform:

  • Sending and collecting rental invoices, including the financial settlement.
  • Provide periodic administrative rent settlement.
  • Monitoring payments and rent arrears.
  • Taking care of any reminders (even calling in a bailiff).
  • Making payments with the permission of the landlord.
  • Taking care of rent increases including written notification.
  • Administration and charging of utilities and any municipal taxes to the tenant.

With the technical property management we relieve you of the maintenance of the home.

This goes beyond just a leaky faucet. Technical management includes matters such as (fire) safety, management of service contracts, etc. Naturally, we ensure that everything complies with the correct legislation and regulations.

These are all technical property management tasks that we perform:

  • Point of contact for all maintenance and repair work, complaints and malfunctions.
  • Coordination with the tenants about maintenance/renovation work
  • Carrying out (periodic) inspections and drawing up inspection reports (customization).
  • Request for quotation, assignment, guidance and control of the handyman on the performance of maintenance and/or renovation work

Monthly fixed rate

We work with fixed rates for the rental and management of your home. You will therefore not receive a separate invoice from us afterwards when tenants change. The rates are as follows:

  • Up to 10 units7.5% of the rental income fixed per month
  • 10-25 Units6.5% of the rental income fixed per month
  • More than 25 units6.5% of the rental income fixed per month

Rents are paid monthly in arrears to the landlord.

Did you receive your rent earlier?
Did you not receive your rental payments afterwards but before a new month? Regardless of whether the tenant has paid or not? That too is possible. We charge a fee of 1.5% for this.

The stated rates are exclusive of VAT.
